Peter is a seasoned real estate expert who has had years of practical experience in all sectors of the commercial and residential real estate markets (including sales, leasing, development and business brokerage) and in multiple segments of the brokerage, construction and property services industries.
While perhaps real estate is the optimum type of collateral out there for lending/borrowing purposes, real estate is one of the more illiquid assets, and hence course-corrective changes take time to make - which requires careful analysis, forecasting and strategic planning ahead.
Peter consults to Clients about their owned and leased real property holdings/portfolios, and potential additions, divestitures or re-balancings. He helps them to optimize their current holdings and balance them with their anticipated future needs. It is always helpful to monitor key ratios, such as the ratio of debt to market value for an owned property and debt service coverage ratios, or the lease expense to revenue ratio for a leased property, and to keep an eye on the related and projected cashflow for a specific property.
Regular re-examination of the market lease rates and Cap Rates is a sensible thing for a property in any location. This is also a vital exercise to perform during and after a merger or an acquisition. Agriculture and Winery Clients have their own specific needs compared to the ones that the owners and operators of office space, retail space, warehouses and hospitality properties have.
Operating, financing and growing a business focused around commercial or residential real estate - whether based upon investment, property management, brokerage, development or another area of specialization - comes with a list of assumptions that need to be re-examined when there is a shift in the underlying fundamental variables.
Peter has been a Consulting COO for over 20 years, and he is also active as a licensed real estate agent in California with a growing group of partners in the form of other Commercial and Residential Real Estate agents.
Peter is based in Northern California, has lived in the USA, Canada and the UK and graduated from the University of Cambridge with a BA and MA in General Engineering.
